Zoning

What is Zoning?

According to Butler County Department of Development, Zoning refers to the division of a jurisdiction into separate districts for the purpose of regulating the use of land in each district in order to develop the area and to protect public health, safety, and welfare. 

The ORC (Ohio Revised Code) states; Zoning is the regulation of: 
  • Location, height, bulk, number of stories and size of buildings and other structures;
  • Percentage of lot area which may be occupied, set back building lines, size of yards, density of population; and
  • The uses of buildings, other structures as well as the uses of land for trade, industry, residence, recreation or other purposes in the unincorporated territory of the township​.

Zoning Commission

The Reily Township Zoning Commission currently governs the zoning regulations of Reily Township. The commission recommends changes in the zoning regulations within the township.

* Meetings are held at 7:00 p.m. on the second Wednesday of every month in the Reily Township Community Center.

Board of Zoning Appeals

The Board of Zoning Appeals rules on requests that deviate from standard Zoning Regulations in the form of variances and/or conditional uses of property as exceptions to the Zoning Resolution.

* Zoning Appeals meetings are held on an as-needed basis in the Township Community Center.

​Applying for a Zoning/Building Permit


Below are a list of steps that need to be taken:
​
  1. You must obtain an application and checklist from the Butler County Department of Development.
  2. Check the fee schedule to see how much a zoning certificate will cost.
  3. Wait for the Butler County Planning Commission to approve, deny, or request modifications to the application.
